| Description: | The Sales Associate functions as part of the on-site sales and marketing team to achieve pre-sales deposits and start-up occupancy goals. Works with the on-site team and corporate marketing to develop marketing plans and lead development strategies. Using consultative sales techniques and company tools and training, the Sales Associate works with the Director of Sales & Marketing and the team to qualify, profile, educate all prospects on the Stratford lifestyle. The position is responsible for meeting and exceeding established sales goals and working with fellow on-site team members to do the same. The position will have support of up to three additional on-site team members, local project manager and corporate marketing services.

| Duties: | ESSENTIAL FUNCTIONS
Ensure all marketing data is imputed, updated and monitored into REPS, community’s lead management system, to include: all inquiries, sales calls, next steps, tasks and follow up actions, move ins and outs and any other data entry.
Complete required Deposit and Residence Agreement (when time appropriate Move-In) paperwork for new depositors and residents.
Conduct tours of new inquiries, guests and referral sources.
Assist in the completion of weekly, monthly and quarterly reports as directed (Trend Report, Weekly Sales Reports, Financial Partner Report, Sales and Marketing Plans, etc.).
Assist in the event preparation and implementation process.
As requested, assist with the scheduling of assessments, new resident move-in paperwork, coordination and communication of move-in dates; assisting residents and families with new resident move-in transition.
Maintain confidentiality of resident, employee and company information.
Assist the Marketing Department in development and implementation of an effective marketing plan to include:
Visiting with and acquiring business development and referral sources.
Join community groups and attend meetings to build good will in the surrounding area, educate members about your community, and develop positive relationships.
Assist in maintaining up-to-date records of all communications with prospective customers using the appropriate system, and track each prospective customer from initial contact to the final decision.
Build positive and trusting relationships with prospects through; listening to the needs; asking questions to acquire more information about the prospect’s situation and concerns; presenting the benefits of the community and how the prospect’s needs can be met; introducing prospects and their families to other employees, residents and families and providing opportunities for them to experience the benefits of the community.
Assist with following-up with prospects regularly, based on their needs and time frame; by guiding them to make a decision that best meets their needs.
Assist the marketing department in maintaining or exceeding budgeted census.
Assist with the preparation of regular reports and providing updates regarding sales achievements, status of interested prospects, and implementation of the marketing plan.
Practice positive resident relations; respond to resident request and direct resident feedback and request to supervisor.

| Qualifications: | Bachelor degree from a four-year college or university and two years experience or the equivalent of education and experience. Previous sales/admission experience in senior housing; IL pre-sales experience preferred.
Proven sales ability with record of success.
Strong communication skills.
Excellent ability to interact and communicate with a variety of people, both on a one-on-one basis and in meetings and group presentations; must be able to relate to and work with ill, disabled, emotionally upset, and sometimes hostile people; must be able to communicate in a manner understandable by older adults.
Self motivated for success; ability to handle multiple tasks simultaneously.
Excellent project management skills with detail orientation; excellent diplomatic and negotiation skills.
Must be flexible and willing to adjust to changing environments and schedules.
Proficient computer skills, including working knowledge of Microsoft Office, e-mail systems, and Internet browsers.
OTHER REQUIREMENTS
The facility operates 7 days a week, 24 hours a day. Department schedules must accommodate fluctuating business demands and employees may be asked to work shifts other than those they prefer or normally work.
